We report on the condition of the property as well as marketing factors - like what? We're glad you asked! Such as if the park is registered on Google maps and other marketing factors that may determine if a park is not meeting its true potential because of poor management or a slow market.

Offsite Due Diligence

We start with the deal breakers which include a lot of back and forth with the city. This is a meticulous process that begins with in depth questions with the city and seller, often asked five ways - to build a true picture of the potential deal. Think of us as the Sherlock Holmes of the property world as we make a lot of phone calls and perform our online research magic. We're trying to find a problem here - so that you don't have a big headache down the road...

We have a process of sharing that information with you online as we progress. For the buyer that wants nothing to do with the long list of often messy tasks, we take it on for you and provide you with a full report of our findings. Take a look below at our example reports!

Recon (Onsite Service)

We can do A LOT online, working with the seller, and the county and city to obtain information. However, there are also a lot of Ground Diligence tasks that can only be completed in person with a trained eye.

A buyer or investor may prefer to do the ground work on their own. The key is to know what you're looking for, such as;

* inventorying utilities to see if it matches what the seller reports

* identifying the condition of plumbing infrastructure

* performing a camera inspection and uploading video

* inventorying that homes match reported rent roll and conditions

* looking for any shady business... such as homes that are not occupied, covered up problems, and other hazards.
